SEX OFFENDER – BUYER AWARENESS ADDENDUM
With reference to the Earnest Money and Agreement to Purchase dated , between

The State of Alaska requires the registration of sex offenders residing within the State of Alaska. The registration requirements are located in AS 12.63.010. Under this statute, a convicted sex offender is required to register in person at the Alaska State Trooper Post of Municipal Police Department located nearest to where the sex offender resides at the time of registration.
Additionally, a central registry of sex offenders has been created by AS 16.65.087. This statute also outlines the information contained in this central registry. The Alaska Department of Public Safety is charged with maintaining this registry.

As Buyer it is your responsibility to independently investigate, discover, and verify for yourself the acceptability of the neighborhood with respect to this issue.
If Buyer elects to rescind this agreement based upon this investigation, Buyer must provide Seller with written notice no later than . (date).
In this event, the sale shall then become null and void and the Earnest Money shall be returned to Buyer.
Buyer’s failure to notify Seller as herein provided shall be conclusively considered acceptance.
